Councillors have refused full planning permission for the erection of a house at a site adjacent to Cabrach, Mintlaw.
The decision was made at a recent meeting of Buchan Area Committee, with Aberdeenshire Council planning officers recommending that permission be refused.
Speaking at the meeting, Central Buchan councillor Jim Ingram raised a number of queries but said he was supportive, in principle, of the redevelopment of brownfield sites.
A planning officer of Aberdeenshire Council told the meeting that the applicants had undertaken insufficient environmental sampling of the land, which was formerly used as a refuse site.
Councillor Jim Ingram asked whether there was any way that the development could be kept alive by giving the proposal conditional approval.
However, the planning officer said it would not be possible to grant conditional approval.
In a unanimous decision, members of the Buchan Area Committee agreed to refuse planning permission for the development.
