A popular Mintlaw hotel is going back on the market just over a year after it had been refurbished and relaunched.

Shepherd Chartered Surveyors is offering Saplinbrae House Hotel for sale.

Offers over £1.1 million are invited for the stunning B-listed fully fitted hotel situated within over 4.5 acres of grounds.

Located in a rural position two miles west of the village, the premises comprise the main hotel building together with a detached traditional shooting lodge, two modern holiday chalets, a stable block with paddock, lockup garages, car parking areas and substantial grounds.

At ground floor level the former country house features a reception, main lounge, public bar, small function room, kitchen, various stores/utility rooms, a beer cellar and a number of customer and staff toilets whilst the first floor accommodation houses nine en-suite letting bedrooms.

At ground floor level, the space is split to form a self-contained apartment together with a reception/sitting room at the main entrance, kitchen, lounge, toilet and porch whilst the first floor accommodation features an en-suite master bedroom with additional en-suite letting rooms.

Two identical holiday chalets have been built to the west of the shooting lodge and again provide ancillary accommodation to the hotel business.

A block of four stables has been built to the south of the chalets and shooting lodge together with a block of three lockups immediately adjacent to it.

Scott Young, surveyor at Shepherd’s Aberdeen office, said: “Offers over £1.1 million are invited for our client’s interest in the property.

“Our client’s preference is to sell the premises as a single entity, however consideration will be given as a sale as separate plots.”

Interested parties should contact the sole selling agent on 01224 202800.
