Cruden Bay house plan gets go ahead

PLANS for more than 200 new houses at the former Cruden Bay brickworks have been given the green light.

Councillors backed the development of the former clay pit and agricultural land on the outskirts of the village last week, after some debate over parking and access to ‘green space.’

Plans from Aggregate Industries Ltd for the 53 acre ‘designated housing land’ site will include a mix of apartments, semi detached and detached houses to be build in two phases.

But concerns were raised about the density of houses, after original plans allowed for just 100 houses.

Peterhead South and Cruden Councillor Stephen Smith said: “I think there’s been some surprise in the local community at the number of houses. We need to ensure that the density is within an acceptable limit. One hundred was an indicitive level and now it’s 216. The railway line should also be safeguarded for future use.”

Other concerns included the low percentage of affordable housing, with just 35 to be made available to housing associations.

Planning Officers said that the site required extensive landscaping to provide a number of green spaces including paths and ponds, and that costs would be high.
